The Sage Strategy

  1. Purchase off-market properties in emerging B-class markets
  2. Pay 20% to 30% below market value 
  3. Reposition these properties, then cash-out refinance 
  4. Invest in another property 
  5. Hold original property for 3 to 5 years until peak ROI 
  6. Defer capital gain taxes using 1031 exchanges
  7. Roll funds into 2-3 additional properties
  8. Repeat turn of investor cash over a 10 year period provides significant RO
